This is the first paragraph of Florida's
Notice of No Brokerage Relationship disclosure form. Some call this the "Miranda Warning of Real
Estate" and with good reason! Anything you say can be used against you across a bargaining table
if you disclose confidential
information to the wrong person prior to signing a WRITTEN
Brokerage Agreement. For a Seller the most protection and
highest level of representation is provided by signing an Exclusive
Listing Agreement (Listing Contract) and the Single Agent Notice
form. For a Buyer, the most protection and highest level of
representation is provided by signing an Exclusive Buyer Broker Agreement and
the Single Agent Notice form. If either buyer or seller
sign a Transaction Broker Notice, they have agreed to a limited
form of representation, and do not have the full loyalty of the
